If you delay, the tenant could claim a \u201cdefect of the leased object\u201d and request compensation.<\/p>\n<\/blockquote>\n<\/div><\/div>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<h3 class=\"wp-block-heading\"><strong>9. \ud83d\udce4 Lease termination<\/strong><\/h3>\n\n<p>Terminations must be <strong>formal and legally compliant<\/strong>, for example:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>minimum 3 months\u2019 notice for residential leases (or more if specified in the lease)<\/li>\n\n\n\n<li>at the contractual term or, failing that, according to local practice<\/li>\n\n\n\n<li>sent by registered mail using the <strong>official cantonal form<\/strong><\/li>\n<\/ul>\n\n<p>You don\u2019t always need to justify termination\u2014but if the tenant contests, you\u2019ll have to provide a valid reason.<\/p>\n\n<p>The Swiss Code of Obligations provides an exhaustive list of legal grounds, including:<\/p>\n\n<ul class=\"wp-block-list\">\n<li><strong>genuine personal need<\/strong> for the property<\/li>\n\n\n\n<li><strong>serious breach of tenant obligations<\/strong> (e.g., unpaid rent, neglect, misconduct)<\/li>\n<\/ul>\n\n<div class=\"wp-block-group info-block warning\"><div class=\"wp-block-group__inner-container is-layout-constrained wp-block-group-is-layout-constrained\">\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>\u26a0\ufe0f Tenants can contest any termination of an open-ended lease.
